Happy Halloween!!


Halloween is a time to create lasting memories with your children.  Trick or Treating should be one of the great adventures of Halloween for kids! It should be a fun time for everyone, so to help we have gathered some simple safety tips to ensure a good night for all.

 Children should always go out trick or treating accompanied by a responsible adult. If you have a group of kids going, the parents should choose two or three of them to go along and keep an eye on things.

 -Some towns set a curfew for trick or treating which makes it easier for townsfolk to know who's coming to their door. Make sure and stick to the curfew times and stick to subdivisions and areas with a lot of homes so your kids can get in as much trick or treating as possible in a few hours time.

-Plan a safe route so parents know where their older kids will be at all times. Set a time for their return home. Make sure that your child is old enough and responsible enough to go out by themselves. Make sure that they have a cell phone.

-Let your children know not to cut through back alleys and fields if they are out alone. Make sure they know to stay in populated areas and not to go off the beaten track. Let them know to stay in well lighted areas with lots of people around. Explain to them why it can be dangerous for kids not to do this. If they are going out alone, they are old enough to know what can happen to them in a bad situation and how to stop it from happening.

-Instruct your children not to eat any treats until they bring them home to be examined by you. This way you can check for any problem candy and get the pick of the best stuff!

-Instruct your child to never go into the home of a stranger or get into their car. Explain why this is not a good idea and what to do if someone approaches them and tries to talk to them.

-Make sure your child carries a flashlight, glow stick or has reflective tape on their costume to make them more visible to cars.

-Let them know that they should stay together as a group if going out to Trick or Treat without an adult.

Chapel Hills October Fest

The Chapel Hills October Fest will be held at the Club House area on Sunday, October 23, 2011 from 12PM- 3PM.

This event will also serve as the Fall New Resident / Established Resident Mixer.

There will be activities for kids and adults including face painting, bean bag toss, horseshoes, football throw, basketball shoot, cupcake decorating, cake walk, bingo and more.  Bingo will be from 2PM-3PM in the lower level of the clubhouse.  All activities for children under 12 years old will be located on the Tennis Courts.

There will be a parade of costumes from 1:00PM-1:30PM for those wishing to participate.

Food and drinks will be available throughout the festival including hotdogs, soup, corn bread, popcorn, cupcakes, cokes, tea, water, and juice.

There will be a nominal charge for games and activities that will go toward upgrading the Children's Play Area next to the Club House.

Please come to the festival and have a great time.  We look forward to meeting all the new residents and seeing our old friends.

When you are shopping for a new home, be sure to compare features and benefits.  A good rule of thumb is to start with the lesser priced home and add the cost of upgrades you consider important and see if the cheaper price is still a bargain.

Thunder on the Mountain 2011

On Monday, July 4th 2011 at 9 PM Thunder on the Mountain 2011 will take place in Birmingham above Vulcan.  Free to the public, the show is expected to last approximately 20 minutes and feature new colors and patterns.

Vulcan Park and Museum will be open from 10 AM to 6 PM at which point they will close the park and parking lots to prepare for the fireworks show.  For the best viewing experience, make sure you have a clear view of Vulcan!  Prime viewing locations include Five Points South, Homewood, Vestavia, Mountain Brook, and UAB Campus.

The official soundtrack for Thunder on the Mountain 2011 can be heard on any of the following radio stations:  104.7 FM WZZK, 106.9 The Eagle, 97.3 The Buck, 101.9 FM WENN, 95.7 JAMZ, 98.7 Kiss FM, and 610 Heaven WAGG.

The show will also be televised on FOX6 WBRC-TV live at 9 PM.

Geography of Fultondale, Alabama




According to the U.S. Census Bureau, the city has a total area of 12.2 square miles (31.7 km²), all of it land.

Fultondale is located along one of the many ridgelines that comprise the southern end of the Appalachian Mountain chain. The area has been thoroughly mined for coal and other minerals in the past 100 years.

The city is served by two major north/south highways, Interstate 65 and US Highway 31. The new Interstate 22 encroaches on the city's western edge and by the year 2011 will intersect with I-65 just south of Fultondale. I-22 will provide direct interstate access to Memphis, Tennessee. Upon completion of Interstate 22, Fultondale will become the only Alabama city besides Birmingham, Montgomery, and Mobile to be directly served by more than one two-digit interstate highway (I-65 & I-22). The only east/west thoroughfare of note is Walkers Chapel Road (west of US 31) and New Castle Road (east of US 31).

Rail lines run north/south along the city's eastern edge from Boyles Yard in Tarrant to points north and east. Air travel is available from nearby Birmingham International Airport

Fultondale Public Library Summer Reading Program

On Wednesday, July 6, 2011 Magician Russell Davis will be performing at the Fultondale Public Library.  His performance will be a magical reading adventure.  The scheduled time for the event is from 10:30 AM to 11:30 AM.

The Deadline to register for disaster assistance from FEMA is Monday, June 27.

If you have not registered as of this time, you are strongly encouraged to do so quickly.

FEMA has requested that everyone adversely affected by the April storms file a claim with them for tracking purposes even if the claim may not qualify for assistance from them.

When is the Best Time to Buy a Home?




When is the best time of the year to buy a home? There are at least two days of the year that give buyers the edge. Would you like to guess which two days are best for buying a home?

Every spring, as tulips struggle to poke through melting snow in the North and rosebuds cautiously open in Southern climes, sure as tootin' real estate signs begin multiplying like bunnies across the country. Soon as the For Sale signs are mounted on the posts, swarms of activity buzz in the streets as sellers, buyers and real estate agents crawl out from wherever they hibernated for the winter to welcome the spring sales season.


There is nothing like a spring real estate market. Offers fly over FAX machines and cell phones ring constantly. Everybody wants a deal, and everybody wants to sell. Typically the marketplace is flooded with inventory. There is more on the market in the spring than any other time of the year.

It's also the worst time to buy a home. Except for one day. There is one day in the spring that a buyer will have the edge against all the other buyers.

The second best day of the year to buy a home is Easter Sunday.

A buyer looking for a fixer on the outskirts of downtown Sacramento lucked out last Easter. A home came on the market at an attractive price. The buyer immediately inspected the home and wrote an offer. Fortunately, the listing agent was also the seller, so it was very easy to present an offer. The offer was signed and accepted on Easter Sunday because there was no competition. Come Monday, offers started rolling in, but it was too late.

• Easter falls sometime between March 22 and April 25.
• It is the first Sunday after the ecclesiastical moon after the vernal equinox.
• The vernal equinox falls on March 20th or 21st, depending on the year.

The first best day of the year to buy a home is Christmas Day.

Almost nobody looks at homes on Christmas Day. But buying on Christmas Day is a smart move. If you scout out the homes on which you'd like to make offers a few days before Christmas, you'll be better positioned. Why is Christmas Day so attractive?

• People are in good moods, celebrating, opening presents, enjoying family.
• People are more inclined to be generous, even if it means coming down on the price. "Hey, it's Christmas, hon; just sign it."
• Few buyers are out looking at homes during Christmas week, so the chance of multiple offers or any competition whatsoever is very low.
• Home prices are at a 12-month low in December.
• If a person has their home on the market over Christmas, that person is definitely serious about negotiating and selling that home. You can bet on it. Better yet, why not write an offer?

Of course, the key is to find a real estate agent who will a) work on Christmas and b) be aggressive enough to worm her way into the seller's home without batting an eyelash. Those agents are out there.
